Selling an inherited home in Marshall Heights & Capitol View
The 20019 neighborhoods east of the Anacostia - Marshall Heights, Capitol View, Benning Ridge, Fort Dupont Park, Greenway - hold a large share of the District's estate property. They are also where unrecorded, generation-skipping title shows up most often.
The housing stock
Brick and frame semi-detached and detached houses, plus small row groups, largely built between the late 1930s and the 1950s. Yards, driveways and rear parking are far more common here than west of the river, and lot sizes are generous by DC standards.
Typical estate situation
Owner-occupied family homes bought in the 1950s and 60s and held ever since. It is routine for the person who last recorded a deed to have died twenty or thirty years ago, with the house occupied continuously by children or grandchildren and no estate ever opened.
What matters here
Title first, everything else second
If the house passed informally when a parent or grandparent died, the recorded owner may still be the decedent - and nothing can be sold, refinanced or insured properly until that is resolved through the Register of Wills. This is the single most common obstacle we see in these neighborhoods, and it is fixable, but not in a week. Start it before you need to sell.
Heirs are usually spread across several states
Where a house has skipped a generation, the interest is often split among a dozen or more people. Getting a neutral written opinion of value to all of them at the same time settles more of these than any argument does.
Solicitation volume is heavy here
Mail and calls offering to buy the house arrive constantly in 20019. Some of those offers are fair, plenty are not. We will price-check any written offer at no charge, whether or not you ever work with us.
Vacancy has a clock on it
If the house has sat empty, DC requires vacant buildings to be registered, and vacant or blighted classifications carry sharply higher tax rates. A property that is the subject of a probate proceeding can be exempt from those rates for up to three tax years - but the exemption has to be claimed and it expires. See our guide on inherited property taxes.
Condition responds to price more sharply than in NW
Buyer demand is real, but the market here pays back renovation dollars less reliably than in the hottest corridors. Get a written as-is opinion of value before an estate spends money on repairs - often the work does not pay for itself.
