Who you'd be working with
Chris Athey is a licensed real estate salesperson in the District of Columbia (DC license #SP40004494), affiliated with Serhant DMV LLC under broker of record Maryanne Moyers, SERHANT.. He also holds licenses in Maryland and Virginia and works across the DMV, with estate and probate property in the District as the focus of this site.
He is also a developer and a direct buyer of property. That matters for a very practical reason: most people who contact an estate owner can only offer one outcome. A cash-offer company needs you to sell to them at a discount; a listing-only agent needs you to list. Because both paths exist here, the numbers can be put side by side honestly — including the times when the answer is don't sell this year.
How we work with estates
- Date-of-death valuations in writing for the estate inventory, free, with no obligation to list.
- Open-market sales run around the probate timeline, coordinated with the estate attorney and the Register of Wills.
- Direct off-market purchase when speed and certainty matter more than top dollar — always disclosed in writing when we are the buyer, never as your agent.
- Clean-out, repair and staging coordination, including for heirs who live out of state and cannot get to the property.
What we don't do
We are not attorneys and do not give legal or tax advice. We do not file anything at the Register of Wills for you, we do not draft estate documents, and we do not tell you how to divide an estate. We have a network of independent attorneys we can refer you to if needed. We have no affiliation with, ownership interest in, or financial relationship with those attorneys, and we receive no referral fee or other compensation from them. Choosing an attorney is entirely your decision.
We also don't send high-pressure offers, we don't buy lists of grieving families to cold-call daily, and we don't need an answer today.
